Inventory in The Lakes held steady again in May, with 13 active listings on the market — essentially flat from April. What's notable is the price tag attached to that inventory: the median list price jumped to $644,000, up 16% from the month before, and median price per square foot climbed to $314. Homes are also sitting a touch longer, with a median of 37 days on market. The spike in price could be due to more single-family homes on the market compared to condos.
After April set a two-year record with 10 closings, May settled down with 6 homes sold, which is still a high number of sales in the neighborhood when compared to the last 2 years. That's a normal cooldown as we move past the heart of our spring selling season, not a sign of weakness. The numbers that matter held strong: the median sold price rose to $650,000, up 19% month over month, and sellers collected 97.3% of their list price on average. Median price per square foot for sold homes came in at $299, right in line with where The Lakes has held steady for two years now. With only about 2.6 months of supply, this remains a tight, competitive market — values here continue to hold while other parts of the valley have softened.
